What's in the bag

The right club for every shot

No two buyers play the same round. Here are the loan programs I use most, and who each one fits best.

Driver

Conventional Loans

The go-to for buyers with solid credit. Down payments as low as 3% for eligible buyers, and mortgage insurance that comes off as you build equity.

Hybrid

FHA Loans

More forgiving on credit scores and down payment, as low as 3.5%. A great fit when you need a little more flexibility to get in the game.

3-Wood

Jumbo Loans

For homes priced above conforming loan limits. Common across North Fulton and Forsyth County, and something I handle regularly.

Wedge

First-Time Homebuyer Programs

Low down payment options and down payment assistance programs that can help you get the keys sooner than you think.

Iron

Refinance

Lower your rate, change your term, or drop mortgage insurance. I'll run the numbers and tell you honestly if a refi makes sense.

Putter

Home Equity & Cash-Out

Use the equity you've built for renovations, debt consolidation, or big life goals, through a cash-out refinance or home equity option.

Not sure which club to pull?

That's my job. Tell me about your goals and I'll recommend a strategy, no pressure.

Six holes from tee box to closing table

Here's exactly what happens, so you always know where you are and what's next.

    Tee Off: Strategy Call

A quick, no-pressure conversation about your goals, budget, and timeline. We'll map the course before you swing.

  2. Hole 2

    Pre-Approval

We review income, assets, and credit so you know your number and can shop with a letter sellers take seriously.

  3. Hole 3

    Find Your Home

Shop with your agent. I'm available nights and weekends to run numbers on any home before you make an offer.

  4. Hole 4

    Under Contract

Offer accepted. We lock in your loan, order the appraisal, and set a clear timeline to closing.

  5. Hole 5

    Underwriting

I keep you, your agent, and the attorney updated at every turn so there are no surprises on the back nine.

  6. Hole 6

    Sink the Putt: Closing

Sign, get your keys, and celebrate. Then I'm still your caddy for any refi or equity questions down the road.

Meet your caddy

Hi, I'm Zach.

A good caddy doesn't swing the club for you. He reads the green, knows the yardage, and helps you make smart decisions under pressure. That's how I approach every loan.

I'm a United States Marine Corps veteran and have been helping families buy homes since 2020. Today I'm proud to work with CrossCountry Mortgage, giving my clients the programs and support of a national lender with the personal attention of a local loan officer.

First home, next home, or refinance, my goal is the same: bring clarity and strategy to the process and be there when you need me, nights and weekends included.

I live in Cumming, Georgia with my wife and our three boys. When I'm not working, you'll find me in the gym, with my family, or on the golf course.

Rules of the game

Common questions

How much house can I afford?

A common guideline is keeping housing costs around 28% of gross monthly income and total debt around 36%, though many programs allow more. Try the calculator above, then let's look at your real numbers together.

What credit score do I need?

Conventional loans typically start around 620. FHA and VA programs can be more flexible. If your score needs work, I'll give you a game plan to improve it.

How much do I need for a down payment?

Less than most people think. VA loans can be $0 down for eligible borrowers, FHA starts at 3.5%, and some conventional programs start at 3%. Down payment assistance may also be available.

How long does pre-approval take?

Often the same day or next business day once I have your documents. Pre-approval is free and gives you a clear budget before you start shopping.

Does checking my options hurt my credit?

A strategy call doesn't touch your credit at all. When it's time for pre-approval, I'll explain exactly when and how your credit will be reviewed.

Should I refinance right now?

It depends on your current rate, how long you plan to stay, and your goals. I'll run a no-cost review and tell you honestly whether it makes sense.
